I have worked with multiple commercial real estate brokers in Phoenix over the years with zero results. R.O.I. was the first and only firm that delivered. They have been thorough and professional from the start. They are very good in their communications and always promptly respond. I highly recommend them.

The reason R.O.I. has become my go-to provider when real estate services are needed in my probate and commercial law practice is that I can just give them the mission and know they will take care of it in a high-quality manner. When twists, turns or problems arise R.O.I. promptly presents my clients and me with the decisions to be made and the necessary information for making them. R.O.I. doesn’t drop the ball or force me to follow up and figure out what’s going on with them. I “set it and forget it,” and it just gets done. That’s so rare these days. --Gary Dukarich, Evans Dukarich LLP, Tempe, AZ

My ROI team was extremely professional, knowledgeable and understanding. Their compassion in dealing with an estate sale made the process so much easier every step of the way. I have sold two Arizona properties with ROI - while based in San Francisco. Beth Jo Zeitzer was recommended to me by my estate lawyer, Deborah Miller, also an excellent long distance advocate. We first listed my parents’ condo in Phoenix during an improving but still challenging market. They provided me with a notebook of information, including comps with pictures and helped me set the price. They also arranged to have the apartment cleared and cleaned. We made no other improvements and after negotiating our way through several offers we closed within months at a very satisfactory price. One year later I was ready to put my parents primary home in Carefree on the market. This was a more emotional sale for me, and I Beth Jo and the team she had working with me, Jessica Morris and Jennifer Runyon handled this sale with great expertise and sensitivity. They recommended when to list but did not push aggressively. When I did move forward they provided me with accurate information on comparable sales. Again, we made no major improvements and they made it possible to list an additional bedroom simply by adding a wardrobe. They kept a keen eye on the property both on line and on site. ROI also analyzed the numerous offers that we received, sent me all paperwork by email and e-sign and helped me negotiate another, more lucrative and extremely satisfactory outcome.I highly recommend ROI.

I recently worked with R.O.I.Properties to sell my late aunts home in AZ.after her passing. I never thought that with me living across the country in the state of Pennsylvania that the sale of real estate could go so smooth. Everything was able to be completed without me ever leaving PA. and all documents were able to be signed online. I highly recommend the R.O.I. team of very experienced, professional realtors .

Beth-Jo is truly an expert in real estate transactions. She help me define my search, determine the true value of the property I was interested in, negotiate a contract, conduct an inspection, obtain various bids to correct deficiencies prior to move-in and close my transaction in 20 days.

Beth Jo Zeitzer understood that I was going through a very difficult time of my life. Beth Jo sat down with me and went through several options. She was clear, concise, and sensitive to my financial needs. She laid out a timeline to help me stay on track to avoid extra fees. When it was time to close the deal, it was relatively quick and easy to complete. I recommend Beth Jo and her company highly.

My wife and I were looking to purchase our first home and were referred to R.O.I. by a coworker. Terra Billingsley helped us and she was great to work with! We are a bit picky, so we wanted to view a lot of options. She was more than accommodating even though we had a ton of houses we wanted to check out. She still made it fun, and had a lot of great insight on the properties and areas, even though we were taking her all over town at odd hours. We appreciated her honesty.  Many of the homes we looked at had some issues, and she was proactive, professional and genuinely concerned throughout the entire process.  It was pretty refreshing, given our previous experiences with money hungry agents. The weekend we moved in, Terra was sweet enough to leave us with a housewarming gift. Normally I don't leave reviews, but this experience was over the top. I highly recommend R.O.I.!

Five Stars! That says it all about my experience with R.O.I. Sold my home in 30 days in a "cold" sales climate for my area. My agent, and the Residential Staff at R.O.I., were very responsive from start to finish. The advice I received from setting the listing price through the sale negotiations, though not always what I thought I would be happy with, turned out to be what was needed to make the buyers happy, as well as myself. Selling a home can be a very emotional experience and it was great to have an agent who understood that, but helped me make the decisions necessary to make the deal and feel confident about it afterwards.

I recently bought a retail building in Receivership, from R.O.I. Properties. I was a little apprehensive about buying a property in receivership, but Beth Jo Zeitzer, from R.O.I., made the whole process smooth and painless. Their property manager Diane, took care of our property until the day it was turned over to us. Thank you Beth Jo and the team! I will definitely be using R.O.I. again in the future!

About Cleveland Employment Law

When you decide to start a business, you focus on funding, products, operations, and other immediate start-up concerns. Unless you have prior entrepreneurial experience, you might be surprised to learn about the complex network of employment laws that also require your time and attention. Your failure to comply with employee-related legal standards can lead to enforcement actions, penalties, fines, and unwanted attention from governmental agencies.

Cleveland Employment law attorneys have the expertise to help your business avoid employee-related legal complications. They assist you in establishing and maintaining compliance with state, local and federal laws that regulate workplace policies and environments. When a compliance issue arises, Cleveland employment lawyers provide the legal representation you need. They work to minimize the potential for adverse consequences that could affect your business.

The Internal Revenue Service

The IRS controls business tax issues and many are employee-related. The agency requires businesses to document employee withholding and dependent data. They also have access to the workforce data that substantiates your claimed business expenses. The information you provide or fail to provide can present problems for several employee-related issues.

  • Employee Withholding: Employers are responsible for maintaining employee wage and salary records and paying the appropriate federal income tax withholding for each employee.
  • Employee Classification: Misclassification is a common IRS compliance issue. It occurs when businesses treat workers as though they were employees but classify and pay them as though they were independent contractors. Whether or not it’s intentional, it reduces an employer’s tax and social security withholding responsibilities. If the IRS detects a misclassification issue, they request payment of all unpaid withholding amounts and may assess a penalty.
  • Affordable Care Act: As the ACA is still in effect, businesses must file employee health insurance compliance documentation with their federal taxes each year.

The US Department of Labor Fair Labor Standards Act

The DOL administers and enforces the Fair Labor Standards Act. The FLSA is a compilation of federal standards that define employment terms and govern employer/employee relationships. Compliance failures sometimes lead to back payments and penalties.

During the 2019 fiscal year, the Department of Labor’s Wage and Hour Division recovered $322 million from companies that failed to comply with wage and overtime guidelines. Over the past five years, the agency recovered more than $1.4 billion in wages for underpaid workers across the country. The DOL enforces violations related to a number of FLSA employment issues.

  • Child Labor
  • Tipped Employees
  • Minimum Wages and Youth Minimum Wages
  • Nursing Mothers
  • Industrial Home Workers
  • Family and Medical Leave Act
  • Agricultural vs Non-Farm Employees
  • Federal Record-Keeping Standards

The National Labor Relations Board

The NLRB investigates allegations that an employer retaliated against an employee for asserting their workplace rights. They pursue cases involving several rights violation categories.

  • Employee Rights: Guarantees employees’ right to organize or choose not to organize
  • Employer/Union Rights Obligations: Forbids employers from interfering with union activities
  • Social Media: Protects employees’ right to address work concerns in workplace conversations and on social media
  • National Labor Relations Act Right to Strike: Protects employees’ striking rights, their right to collective bargaining, and their right to “mutual aid and protection”

Occupational Health and Safety

OSHA investigates workplace safety violations based on guidelines established by the Occupational Safety and Health Act of 1970. The agency conducts accident site investigations to determine compliance with OSHA safety standards. They assess penalties when a serious injury or death occurs because of an employer’s failure to comply.

Equal Employment Opportunity Commission

The EEOC enforces federal laws that ban discriminatory practices against job applicants and employees. Designated classes include race, color, religion, sex or gender identity, sexual orientation, national origin, age, and disability. The agency also investigates cases where employees allege retaliation for filing an EEOC complaint.
